SIGGY’S INSPECTIONS

We fly a drone over the roof to check for broken, missing or slipped tiles, damaged shingles, and damaged mastic or flashings. We inspect roof penetrations for condition. We also inspect the attic for signs of water penetration or damage.

Our exterior landscape inspection includes a general irrigation inspection (valves and timers), fencing and gates, proper drainage, and any obvious problems with excessive or invasive foliage.

General construction materials and techniques are inspected, as well as stability, cracking and overall condition. We check for signs of apparent water damage and wood rot, as well as conditon of posts and visible footings.

We look at the exterior wall coverings (stucco and siding) for condition and integrity, eaves, fascia and trim for apparent water damage, broken/cracked windows, and functionality of doors and windows.

All plumbing fixtures are run for an extended period to identify possible leaks in the supply lines or drains, stability and condition of fixtures, water pressure, water heaters, mains and meters.

The electrical system is inspected for potentially hazardous conditions such as improper wiring connections, illegal circuits, open junction boxes. Outlets are tested for grounding and polarity, and proper GFCI location.

We open every door and window we can access, test every outlet we can access, test every light fixture we can access, and inspect for all relevant safety features. We will also note any egregious cosmetic deficiencies

Pools are tested for functionality of the equipment, including heaters, pumps, lights and filters. A visual inspection of the pool lining and decking are included. We also comment on the safety features present, including GFCI, proper drain covers, and child safety.

Health and safety components include smoke and carbon monoxide detectors (age, placement and functionality), GFCI in all proper locations, separation walls, emergency sensors on vehicle doors, water temperature, water heater strapping and pressure valves, and proper covers on all electrical boxes.
